VILLA NOHO – HOLIDAY HOME ON LAKE CONSTANCE

We want you to enjoy a carefree stay at Villa Noho. That is why we attach great importance to clear and fair booking conditions and to personal, transparent communication.

The following conditions apply to bookings made directly with us for Villa Noho. For bookings through external booking platforms, the booking and cancellation conditions agreed for the respective booking apply.

1. BOOKING AND CONCLUSION OF THE CONTRACT

A booking becomes binding as soon as we have confirmed your reservation.

Before booking, you will receive information about your travel dates, the number of guests and the agreed total price.

On request and by individual arrangement, we can provisionally hold your preferred dates for a limited time without obligation. There is no entitlement to such a hold.

2. PRICES AND PAYMENT TERMS

The total price agreed at the time of booking applies, including the taxes shown and any agreed additional charges.

Unless otherwise agreed, the following payment terms apply:

• 50% of the total price as a deposit at the time of booking.

• The remaining 50% no later than five weeks before arrival.

If the booking is made less than five weeks before arrival, the total amount is due as agreed.

Individual payment arrangements are possible by prior agreement.

3. CANCELLATION AND WITHDRAWAL FROM THE BOOKING

The cancellation conditions follow my Airbnb and Booking.com rules: cancellation is free of charge up to 14 days before arrival. Within the final 14 days before arrival, a cancellation fee equal to the full price generally applies, including in the event of a no-show (NO SHOW).

 

If you need to cancel within these 14 days, I will refund the full amount if I can re-let the same dates at the same or a higher price. If I can only re-let them at a lower price, I will retain only the corresponding difference. If no new booking is made, please understand that a refund will not be possible.

In the event of cancellation, please inform us as early as possible by email at info@villanoho.de.

To protect yourself against unforeseen events and possible cancellation costs, we recommend taking out travel cancellation insurance.

Taking out insurance is voluntary and is arranged directly with the insurance provider. Villa Noho is not a party to the insurance contract.

4. ARRIVAL AND DEPARTURE

The usual arrival and departure times are:

Check-in: from 4:00 pm

Check-out: by 10:00 am

If there is no other booking immediately before or after your stay, I am happy to be flexible with these times. Sometimes arrival is even possible at midday.

5. NUMBER OF GUESTS AND USE OF THE ACCOMMODATION

Villa Noho has four double bedrooms on the ground floor and an additional sleeping area on the lower ground floor. There are five sleeping areas in total, accommodating up to ten adults.

Two travel cots are also available for children under three. Villa Noho can therefore accommodate up to ten adults and two children under three.

As a rule, the accommodation may only be used by the number of overnight guests agreed at the time of booking.

Additional overnight guests must be registered in advance and confirmed by us. Additional accommodation charges and local levies may apply.

Day visitors are very welcome by prior arrangement.

Maximum occupancy depends on the confirmed booking and the sleeping arrangements available.

6. CHILDREN AND PETS

Children are very welcome at Villa Noho. Children under two stay free of charge when booking directly with us.

For our youngest guests, we provide two travel cots for children under three and a wide range of family-friendly equipment. This includes high chairs, children’s plates and cups, children’s stools, a bathroom step stool, a baby bath insert and a nappy bin.

Dogs are also very welcome. They simply need to be registered when booking.

We generally charge €20 per dog per night. For several dogs and/or longer stays, we are happy to agree on an individual flat rate.

To help our four-legged guests feel at home from the start, a dog bed, a blanket and a small welcome surprise will be waiting on arrival.

7. HOUSE RULES AND CONSIDERATION FOR OTHERS

To ensure that all guests enjoy a pleasant stay and to preserve the tranquillity of the surroundings, we ask you to observe a few basic rules.

Villa Noho is a non-smoking property. Smoking is not permitted inside the living areas.

Parties and events that have not been registered in advance are not permitted.

Quiet hours begin at 10:00 pm. Please be considerate of our neighbours, particularly in the garden and on the lakeshore.

8. GARDEN, LAKE ACCESS AND SAUNA

Villa Noho is situated directly on Lake Constance and offers spacious outdoor areas with private lake access.

The following areas are reserved exclusively for our guests:

• The spacious covered terrace with a dining table for up to ten people. With its sliding glass walls and infrared heaters, it can also be enclosed and heated on cooler days.

• The barrel sauna right by the lake and the ice bath provided during the colder months.

• The cosy seating area close to the sauna, with a table, chairs and a parasol.

The extensive garden with its volleyball court and trampoline is, of course, available to our guests. Our children also use the garden occasionally. We always respect our guests’ privacy and relaxation.

Our family has its own terrace and parasol area for exclusively private use at the other end of the private beach, which is over 30 metres long. The areas reserved exclusively for our guests are unaffected.

Safety and consideration for others

Please take particular care when using the lake, sauna, ice bath, and sports and leisure facilities.

Children must be supervised in these areas in a manner appropriate to their age and the relevant risks.

9. DAMAGE AND LIABILITY

We understand that things can occasionally get broken on holiday. A broken plate, a glass or other minor mishaps can happen.

We simply ask our guests to let us know about any such damage so that we can replace the items in time for the next guests. We do not normally charge for minor damage of this kind.

Some valuable antiques and our Steinway grand piano are particularly close to our hearts. Please treat these special furnishings with the utmost care.

In the event of more significant damage, please let us know immediately so that we can find a fair and straightforward solution together.

In all other respects, statutory provisions apply to our guests’ liability and to our own liability. Statutory claims remain unaffected, particularly in cases of loss of life, bodily injury or damage to health, and in cases of intentional or grossly negligent breach of duty.

10. NO STATUTORY RIGHT OF WITHDRAWAL

For bookings of holiday accommodation for a specified period, there is generally no statutory right of withdrawal under section 312g(2), no. 9 of the German Civil Code (BGB).

The voluntary cancellation options described in section 3 naturally continue to apply independently of this.

11. CONSUMER DISPUTE RESOLUTION

We are neither obliged nor willing to participate in dispute resolution proceedings before a consumer arbitration body.

Nevertheless, we always aim to resolve any disagreements amicably through personal discussion.
